A stunning first floor flat in a grand period building a few hundred metres from the 'Crystal Palace Triangle' - The Sunday Times’s 2022 winner of 'London's best Place to Live', for its ‘bohemian vibe’ and ‘welcome urban edge'. Comes with a very long lease. Viewings recommended.
A beautifully presented first floor flat that forms part of a grand period residence that's a stone's throw away from the sought-after and much loved Crystal Palace 'Triangle'. The flat comes with a very long lease and use of a pretty communal garden.
The current owners have modernised the flat taking into account its Victorian period origins. There's lots of natural light flooding into the flat and the very high ceilings give a sense of scale and space. The kitchen is a contemporary design with quality natural quartz counter tops. The bathroom is boutique Victorian with a beautiful Crittall style shower screen. The floors are beautiful original style solid wood plank. It feels bigger than its 488 square feet.
Crystal Palace has much to recommend about the town – its vintage boutiques, designer coffee shops, quaint antiques dealers, popular restaurants and regular Continental food markets and farmers markets have led to it being crowned with the coveted Sunday Times award of London's best Place to Live in 2022.
Then, on top of the Triangle, you've Crystal Palace Park - a 80 hectare Grade II* listed park that comes with a National Sports Centre and Olympic Swimming Pools.
Crystal Palace BR also runs the 'Ginger' Overground service to Highbury & Islington via Hoxton and Shoreditch. A quick change at Canada Water (Jubilee Line)gets you into Canary Wharf without too much stress. London Bridge (20 minutes) or Victoria Stations (28 minutes) are both within easy reach too, with direct trains from Gipsy Hill and Crystal Palace stations.
There's a multitude of different buses from the famous Parade into Croydon or into SE London and Central London. In fact it's an almost perfect commuter hub, which is part of its wide appeal.
There's free parking on the adjacent street.
What the owner says:
We've absolutely loved living here for the past six years. Everything's on our doorstep: we're spoilt for choice, whether it's green spaces, pubs, cafes or restaurants. Our perfect weekend is walking 3 minutes to the weekly farmers' market to get ingredients for Saturday's dinner, grabbing a coffee at one of our favourite spots, walking our dog in one of many of the parks and then heading to the Alma or Westow House for a drink. A sunny Sunday calls for time spent in the garden, tending to the plants and sharing a pot of tea with our neighbours. We'll be very sad to leave!
Lease is 993 years.
Ground Rent £150pa
Service charge - TBC as the residents have just organised the RTM (right to manage) the building (the next best thing to a share of the freehold).
